Another milestone has been achieved on the Golden Manor Redevelopment project. The foundation walls on the north side of the new building are complete.

Excavation, forming of foundation walls, footings, and piers, installing rebar, pouring concrete and bringing the site floor to grade, backfilling, testing, and surveying have been taking simultaneously. Underground mechanical (plumbing) and electrical are being installed on the north side. Plumbing and electrical go under the slab-on-grade foundation (concrete poured over a layer of vapor barrier material and a base of gravel). The slab-on-grade pours are planned for the end of the month in small homes 1 and 2 north.

Footings have been poured in the southernmost area of the building. Small home 1 south has foundation walls and footings. Some areas are still being excavated and some mud-slabs (for support) have been poured.


Elevator pit supports have been poured, along with some piers and footings in the central hub area.


Plans for the Jade Ave. parking lot will be confirmed once the asphalt plant opens, including paving and the addition of concrete curbs.

As we head into spring, the future footprint of the Golden Manor is taking shape. Footings and piers for small home 1 and 2 north have been backfilled. From this drawing, you can see the Golden Manor is separated into a north hub, central hub, and south hub. Then both the north and south hubs are further broken down into small homes number 1 and 2.

The northwest corner of the lot is getting prepped for underground work, which is why a section of the steel fence has been removed. EllisDon has started to dig small home 2 south – the southernmost part of the Golden Manor building. Concrete work for footings, foundation walls, and piers is continuing to the south of the new building footprint. Backfilling is on-going on the north side.

Small Home 1 South

Now that the tarps are being removed, the footings and foundation walls are more visible. As part of the Golden Manor design, the building has no basement and is being built on slabs. The immediate benefits to slab construction are that it keeps costs down (saving roughly $2M to $2.25M), requires no extensive waterproofing or long-term groundwater collection or discharge, and allows for an improved construction schedule (less time to build). Plumbing infrastructure will be installed under the foundation slabs and is expected to begin the week of April 15.

We're starting with a solid foundation! If you drive by the corner of Theriault and Jubilee, you'll see a flurry of activity as crews continue excavation and the footprint of the new Golden Manor takes shape.

North Wing: Exterior foundations continue. All footings have now been poured along the north and northwest walls. A footing is the bottom part of a foundation that distributes the weight of the building evenly across the entire structure. They're  critical in construction. A foundation wall is up on the eastside. The nice weather has helped expedite work, especially excavation. Crews have started installing interior footings.

This phase of work includes foundation backfilling, forming footings, and laying a preparatory mud slab of concrete to add reinforcement under peers or footings.

Since it is winter, crews are running glycol lines around footings and foundation walls to keep the earth warm so the concrete can set properly.
